PGIM, a global asset management firm with US$217 billion in assets, has hired David Blum as Managing Director. He will oversee high-yield debt investments in US commercial real estate. The position underscores the growing importance of this segment for the financial services provider, whose high-yield debt division has already reached a volume of US$9 billion.
Blum thus joins a company considered the second-largest real estate investment manager worldwide, taking over leadership of the debt platform. His workplace will be at the company's New York office. This appointment follows PGIM's strategic alignment to further strengthen and expand its expertise in real estate finance.
Strengthening Debt Strategies
Bryan McDonnell, Head of Real Estate Debt Strategies at PGIM, expressed appreciation for Blum's expertise in the high-yield segment of the debt market. He emphasised that commercial real estate borrowers are increasingly seeking adaptable financing solutions, while investors are pursuing value-oriented debt instruments. In this context, Blum brings extensive experience to meet these requirements.
McDonnell added that Blum's focus on high-yield real estate debt directly supports this need and strengthens the company's ability to offer flexible solutions in a sector where there is already high activity and strong client demand. David Blum's appointment is a strategic step to expand PGIM's offering in the dynamic commercial real estate debt market.
Growth in Real Estate Finance
John Jacobs, Head of Structured Lending for PGIM's real estate investment group, highlighted the expansion of the US real estate debt strategies department, which has reached US$9 billion in assets under management. He pointed out that Blum's nearly three decades of industry experience will further consolidate the company's market position in this sector. Blum's commitment is crucial to continuing growth, deepening competencies, and offering more solutions to borrowers and investors across the market.
Before joining PGIM, David Blum spent four years as Managing Director at Prospect Ridge, where he specialised in CRE debt strategies. Prior to that, he worked in the credit market divisions of Angelo Gordon, GTIS Debt Capital Management, and LStar Capital. These previous roles underscore his comprehensive expertise in the real estate finance industry.
