Berlin-based investment and asset manager TSC Real Estate has completed the acquisition of an established, virtually fully let medical centre in Stuttgart. The property will be incorporated into the portfolio of the German special AIF 'TSC Ambulante Gesundheitsimmobilien 01'. The transaction represents the largest acquisition by volume to date for the fund.
The specialised fund was launched in September 2025 and already comprises six properties following this latest addition. With this step, the company continues the expansion of its portfolio in the outpatient healthcare centre segment and strengthens its presence in the southern German market.
Key figures and usage concept in Stuttgart-Feuerbach
The property occupies a central location on the established main shopping street of the Stuttgart-Feuerbach district. The location is characterised by its integration into the mature urban environment, high footfall, and direct links to public transport.
The property comprises a lettable area of around 13,000 square metres and is let long term to a total of 19 parties. Around 85 per cent of the total space is let to medical and healthcare-related service providers. The asset is complemented by retail and hospitality uses, ensuring a balanced tenant structure. During the technical and sustainability-focused due diligence, concrete ESG potential was also identified for the property.
Structured bidding process and advisory services
According to Liana Frank, Managing Director of TSC Real Estate, the acquisition marks a milestone in the development of the special AIF and strengthens the geographical diversification of the portfolio. Maximilian Woiczikowsky, Director Investment Management and Authorised Signatory at TSC Real Estate, highlighted the swift and goal-oriented conclusion of the structured bidding process in coordination with the vendor, as well as the property's significance for local outpatient medical care.
On the buyer side, DLA Piper advised on legal and tax matters, Brand Berger on technical issues and ESG matters, and neoshare on the valuation. Colliers Stuttgart acted as the mediating advisory firm.
